Service Charges and Tips
Our rates do not include service charges or tips. If you wish to express your appreciation for the service you have received, you are welcome to tip our staff. Please do so directly and for an amount at your own discretion.
Option A: Peak Periods, i.e. 2 weeks before & after Easter, Independence, Christmas/New Year, Carnival.
We ask that you pay the total booking fee 90 days before your arrival date. Cancellations, late arrivals and early departures are not refundable. However, should there be any unforeseen circumstance resulting in a no-show, your deposit will be credited to a future stay on a space-available basis within the next 365 days.
Option B: Non-Peak Periods
To confirm your reservation for non-peak periods we do ask that you make a 50% deposit at least 60 days before arrival, with the balance payable at least 14 days before your arrival. Cancellations up to 30 days before will be fully refunded, less PayPal charges and a US$25. Late arrivals and early departures are not refundable. However, should there be any unforeseen circumstance resulting in a no-show, your deposit will be credited to a future stay on a space-available basis within the next 365 days.
Option C: When bookings come in within 30 days of check-in
To confirm your reservation we do ask that you make a 100% deposit at the time of booking. Cancellations, late arrivals and early departures are not refundable. However, should there be any unforeseen circumstance resulting in a no-show, your deposit will be credited to a future stay on a space-available basis within the next 365 days.
Environmental and Health Concerns
As Jamaica Tourist Board approved COVID-19 Compliant Tourism Entity, we are obliged to require the following safety protocols for the health and safety of our guests and staff.
We also ask that you assist us in being environmentally conscious.
Please expect fresh bed linens on arrival and for linens to be changed once again in the middle of a one-week stay. Bath linens are changed every other day.
Should you require more frequent changes, please leave bath linens in the shower and request a change of bed linen.
Kindly turn off all appliances, lights, air-conditioning units and ceiling fans when not in use.
Smoking of all substances prohibited.
Capacity of KINGSTON COTTAGE Rooms
All guests must be registered with the Manager of Kingston Cottage. Only registered guests are allowed in the Cottage.
Visitors of guests are welcome to conduct their visits in any of the two outdoor seating areas provided. Each room sleeps two persons only.
Security and Non-Guest Policy
Kingston Cottage tries to maintain good security for the safety of all guests, staff and residents on the property. It is imperative that you do NOT invite/allow strangers to the property. By 'strangers' we mean persons whom you met for the first time during this visit to Jamaica.
Please ensure that our staff knows when you are leaving the property so that the gate can be secured behind you. We will re-open for you at any time you wish. Just announce your arrival by telephone or by using the intercom at the gate.
Kingston Cottage assumes no responsibility for loss, damage or injury to person, property or otherwise resulting directly or indirectly from acts of God, dangers incident to the sea, fire, breakdown of machinery, equipment, acts of the Government or other authorities, de jure or de facto, wars whether declared or not, hostilities, civil disturbances, strikes, riots, thefts, pilferage, epidemics, quarantines, customs regulations, delays or cancellation or changes in itinerary or schedule, or from acts or omissions of any kind or in any way related to the accommodation or transportation offered herein or due to any other cause beyond the control of Kingston Cottage.
No warranty of safety is made by Kingston Cottage. Clients should use reasonable caution appropriate for living in a foreign country and in a home. The transportation carriers and other suppliers providing travel or other services are independent contractors and not agents or employees of Kingston Cottage. Kingston Cottage is not liable for the acts, errors, omissions, representations, warranties, breaches or negligence of any such supplier or for any personal injuries, death, property damage, or other damages or expenses resulting there from. Specifically, the client expressly releases Kingston Cottage from any and all liability for property loss, personal injury or death occurring for whatever reason at Kingston Cottage, from its transportation providers or from independent contractors.
These conditions constitute the entire agreement of Kingston Cottage and the client, and they shall not be modified.
